Responsibilities
  • Advise on the acquisition of retail warehouse building with short lease with the retailer
  • Procure the entire professional team to work on a feasibility study and pre-app design package
  • Negotiate with the tenant on the leasing structure and maintain the cooperative relationship with the tenant to arrange a smooth transition before on-site work commencement
  • Working on architectural and M&E/structural design to create maximum value during the planning feasibility
  • Implement value engineering to optimize design development and cost control during stages 1-3
  • Achieve positive feedback on first pre-app meeting and are working on minor design changed accordingly before formal submission in May 2020
  • Arrange the development finance for the construction project
  • Manage and oversee the risk control and regularly report financial status to the lender and clients.
  • quarterly reporting including commercial/financial and operational performance with market analysis

The site is located in West London Zone 3,  the London Borough of Brent.

The site is located at the intersection of a traditional residential area and an office/light industrial area, land use can be converted for residential development. The location is in the traditional mid-range residential area of western London, close to the OPDC Development area, the largest of London’s 38 Opportunity Areas. It will be the intersection of Crossrail and the UK’s first high-speed railway (London to Birmingham). The site is also close to Hanger Lane and Alperton underground stations for direct access to Central London.
